| Preliminary Plan Subdivision A Preliminary Application may NOT be filed without completing a Sketch Plan. A revision to an approved Preliminary Plan should utilize the same submission form and material – fees are based on $400 plus $100 for lots that are proposed to change or per acre for other uses. |

| Combined Preliminary/Final Plat The Combined process is allowed but not advised on a NEW site, based on plat review timelines. There is no unique process for the re-subdivision of an existing, platted lot. According to the Regulations, a Final Plat cannot be approved without a Preliminary Plan. In certain circumstances, both can be filed at the same time, as long as all other requirements are met and a draft version is circulated as required. Regardless, fees are required for BOTH phases. See memo below. |
